The building and land known as 138 Middlechurch Gate, West St. Paul, Manitoba, as described in Certificate of Title No. 3198593/1 will be sold at auction on Tuesday, the 22nd day of September, 2026, at 10:40 a.m. by teleconference. There will be no in-person attendees at the auction. The Vendor under Power of Sale is informed that there situate a Side-by-Side bungalow dwelling of approximately 1,370 square feet. The Vendor is advised that the home contains forced air heating and central air conditioning. The Vendor is further advised the home contains kitchen, living room, dining room, 2 full bathroom, 2 bedrooms and a full unfinished basement. The Vendor is also advised that the property contains a double attached garage.

REALTY TAXES: The realty taxes with respect to the said land are paid in full to December 31, 2025. The property is sold subject to taxes and penalties accruing after that date. Any outstanding water, sewer and utility account(s) for the current and prior years, whether or not added to the tax account at any time, are the responsibility of the purchaser.

TERMS: Deposit in the amount of $93,984.75 by way of bank draft or certified cheque or cash (to a maximum amount of $7,500) and the balance according to auction sale conditions.
