MORTGAGE SALE

The land and premises located at 945 Magnus Avenue in Winnipeg, Manitoba as described in Certificate of Title no. 2798463/1 will be sold at public auction on Tuesday, the 20th day of October 2026 at 10:00 a.m.  The auction sale will be held by way of video or teleconference .  There will be no in-person attendees at the auction.  To participate you must pre-register at least 24 hours prior to the auction by contacting Scott Lancaster at either 204-594-0163 or [email protected].

The auction sale will be conducted pursuant to an Order for Sale issued by the District Registrar.  Certain parties may be prohibited from purchasing the property, including but not limited to, parties who by virtue of their employment or relationship to a person involved in the sale process would have special knowledge of the circumstances pertaining to the sale. The Mortgagee is advised that the premises is comprised of a single-family detached  one a a half storey 826 square home built in 1913, with a living room, kitchen, dining room, two bedrooms and a full bathroom on the main floor and one bedroom and a half bathroom on the second floor.  The full basement with staircase access is undeveloped and used primarily for storage and utility.  The lot on which the home is 33 x 74.63 feet. The exterior finish consists of vinyl with an asphalt shingled roof.  There is a single detached garage at the rear of the property.  There home is serviced  by a 100-amp electrical panel, a forced-air heating system and natural gas.

TAXES AND PRIOR ENCUMBRANCES: The Property Taxes are paid to December 31, 2023.  Personal Property Security Notice 4782672/1 is registered on title.  There are no other prior encumbrances that will remain on title.

RESERVE BID: The reserve bid will be announced at the commencement of the auction sale.

TERMS:  $18,000.00 of the purchase price by cash, bank draft or certified cheque within 24 hours of the auction and the balance according to auction sale conditions which will be read at the auction and are available by contacting the mortgagee’s solicitor, as set out below.  The maximum amount of cash that may be provided as part of the deposit is $7,500.00
